Our own backyard, a few blocks from the river

Downtown is where O'Dell Roofing works from. Our office at 318 W 2nd Street is a short walk from the River Market, and our crews pass the same rooftops every morning on the way out to jobs across the city.

This part of Little Rock is built differently from the neighborhoods around it. Brick commercial buildings line Main Street and the blocks near the river, many converted into lofts and offices, and the River Market area has grown steadily since the Clinton Presidential Center opened nearby in 2004. Newer apartment and mixed use buildings have filled in between them.

Almost all of these buildings have flat or low slope roofs behind parapet walls, which calls for a different set of materials, tools and habits than a shingle roof.

TPO, modified bitumen and EPDM: what is up there

Most downtown roofs we open carry one of three systems. TPO is the white single ply membrane common on newer buildings and recent replacements; it reflects summer heat and is welded at the seams with hot air. Modified bitumen is a heavier, layered asphalt membrane, often torch applied or self adhered, and it handles foot traffic well. EPDM is black rubber, usually glued or ballasted, found on many roofs installed in the 1980s and 1990s.

Each fails in its own way. TPO seams can open where they were poorly welded, modified bitumen cracks and blisters as it ages in the sun, and EPDM shrinks and pulls away from walls and curbs. We identify the system, find the failure and repair it with matching material instead of covering it with a generic patch.

  • TPO seam repair or patch: typically $460 to $1,280
  • Modified bitumen blister and crack repair: often $520 to $1,460
  • EPDM perimeter reattachment and flashing: usually $680 to $2,180

Parapets, drains and scuppers

On a flat roof, water has to leave through a drain or a scupper. When either one clogs with leaves, grit or trash blown up from the street, water ponds, finds the weakest seam and comes through the ceiling of the top floor unit.

Parapet walls are the other usual suspect. The membrane turns up the inside of the wall and tucks under a metal coping cap, and when the coping joints open or the brick behind them softens, water runs down inside the wall. We reseal or replace coping, rebuild base flashing and check the masonry for cracks that let water bypass the roof altogether.

Rooftop HVAC units, vent stacks and roof hatches add more penetrations to keep watertight. Each one gets checked on every visit.

Roof traffic adds wear too. Service techs, window washers and residents on shared roof decks all walk the membrane, and dropped screws or sharp gravel can puncture it. Walk pads along common paths are an inexpensive way to protect the roof where people actually step.

Heat, heavy rain and roof coatings

Downtown roofs sit in full sun with almost no shade, and summer surface temperatures on dark membranes get very high. That heat speeds aging, especially on older modified bitumen and EPDM. A reflective roof coating, applied over a sound but aging membrane, can extend its life and lower the heat that reaches the top floor.

Coatings are not a cure for a failed roof. We only recommend one after an inspection shows the membrane is still attached and dry underneath, and we repair seams and flashing first. A typical coating job runs $2.60 to $4.90 per square foot depending on the product and prep.

Central Arkansas rain bursts are the real test. A summer storm can drop more water in an hour than a partly clogged drain can handle, so we check drains first after every big storm.

Historic homes at the edge of downtown

Not everything near 72201 is commercial. Older homes and small historic buildings sit at the edges of downtown, close to the Quapaw Quarter and the Capitol. Those need steep slope repairs, slate or metal work and careful flashing at chimneys.

Where a property falls inside the MacArthur Park local district or the state Capitol Zoning District, exterior changes may need review. We check boundaries before pricing a change and help with product details for any application. For building owners and managers, we provide photos and written prices per building so you can plan repairs across a portfolio.

Roofing questions from Downtown & River Market

How fast can you reach a flat roof leak in downtown Little Rock?

Our office is at 318 W 2nd Street, so most downtown Little Rock and River Market buildings are only minutes away. For an active leak we can often have a crew on the roof the same day. We answer 24/7, and if water is coming into a loft or office, we start with clearing drains and temporary patching before working out the permanent repair.

Should I coat or replace the flat roof on my River Market building?

It depends on what is under the surface. If an inspection shows the membrane on your River Market building is still attached and dry, a reflective coating over repaired seams and flashing can add years of service. If the insulation is wet or the membrane has failed in many places, replacement is the better spend. We test before recommending either.

Why does the top floor of my downtown Little Rock loft leak only in big storms?

In downtown Little Rock lofts, leaks that appear only in heavy rain usually point to a partly clogged drain or scupper, open parapet coping joints or wind driven rain getting behind base flashing. Light rain drains away before reaching the weak spot. We check drains, coping and flashing first, then water test if needed to find the entry point.

What does a TPO roof replacement cost for a downtown Little Rock building?

For a typical small commercial or loft building in downtown Little Rock, a TPO replacement often runs $8.40 to $13.60 per square foot. Tear off of old layers, wet insulation, parapet height, new coping, drain work and access for material hoisting all change the price. We give building owners a written price that separates each part of the job.
