A city shaped by the air base

Little Rock Air Force Base opened in 1955 on land from the old Arkansas Ordnance Plant, which made fuses and detonators during World War II. Much of Jacksonville's housing went up to serve the base, so the city has a large share of brick ranch homes from the 1950s through the 1970s, followed by newer subdivisions on its edges.

Jacksonville had about 29,500 residents and 12,700 housing units in 2020. Many homes are rentals, and many owners are military families who buy, rent out and sell on a schedule set by their orders. That makes roof condition a frequent question at closing, lease and move-out time.

The newer side of town looks different. Subdivisions built from the 1990s onward have larger two-story homes with steeper roofs, more valleys and architectural shingles that are now reaching middle age. They need different attention than the base-era ranches.

Why inspections come first in Jacksonville

If you are buying, selling, renting out or leaving on new orders, you need to know the roof's real condition. We walk every slope, check the attic and photograph everything: shingle wear, flashing, vents, pipe boots, decking at the eaves and gutters. You get a clear picture of what is fine, what needs work soon and what can wait.

For owners who are leaving the area, those photos let a property manager or new owner see exactly what was found. If repairs are needed, we give you a written price and can do the work before you go.

  • Shingle age, granule loss and sun damage by slope
  • Flashing at chimneys, walls and skylights
  • Pipe boots, vents and any roof-mounted equipment
  • Decking condition at the eaves and in the attic
  • Gutters, downspouts and fascia
  • Signs of past storm repairs and how well they were done

The 2023 tornado and the repairs after it

On March 31, 2023, the EF3 tornado that crossed west Little Rock and North Little Rock cut about a three-mile path through Jacksonville, and the National Weather Service listed the city among the worst-damaged areas. Homes, businesses and trees took heavy damage, and a lot of roofs in the city were replaced in the months after.

Some of that work was solid, and some was rushed. During an inspection we look for the shortcuts that tend to happen during a storm rush: high nails, missing starter strip, reused flashing and gutters hung on soft fascia. Those are much cheaper to fix now than after the next windstorm.

What older Jacksonville roofs need most

The base-era brick ranches have long, low roofs and simple shapes, but many are on their third or fourth roof and some carry two layers of shingles. Their attics often have only a few box vents and soffits that were painted shut over the years, so they run hot and age shingles quickly.

Common work on these homes includes tear off and replacement with new decking at the eaves, better ventilation, new pipe boots and flashing and replacement of rotted fascia. Low-slope carports and porch roofs, common on homes from this era, often need a proper membrane in place of old rolled roofing.

Trees matter here as well. Parks like Dupree Park and the wooded stretches along Bayou Meto mean plenty of oaks and pines near homes, and limbs and leaves clog gutters and valleys on the low ranch roofs. Gutter cleaning and guards are often part of the plan.

Roofing questions from Jacksonville

Can you inspect a Jacksonville roof before I sell or move on new orders?

Yes. We inspect Jacksonville roofs for owners who are selling, renting out or relocating. We walk every slope, check the attic and photograph the shingles, flashing, vents, decking and gutters. You get a clear summary of what is fine and what needs work, plus a written price for any repairs. Tell us your move or closing date and we schedule around it.

Was my Jacksonville roof replaced correctly after the 2023 tornado?

Many were, but some storm-rush jobs in Jacksonville skipped details. Common issues include high nails, missing starter strip, reused flashing and gutters hung on rotted fascia. An inspection catches these while they are still small. We photograph what we find and tell you honestly whether the roof is in good shape or needs targeted fixes.

Why do older Jacksonville ranch homes have hot attics?

Many Jacksonville brick ranches built in the 1950s through the 1970s have only a few box vents, and their soffits were often painted or sealed shut over the years. With little air moving, attics overheat in summer and age the shingles. We check intake and exhaust and add or open vents so the attic can breathe.

How long does a roof inspection take in Jacksonville?

A typical Jacksonville roof inspection takes about an hour, including the attic check. Larger homes or roofs with a lot of damage may take longer. We photograph everything and walk you through what we found, either on site or by sending the photos if you are away. Any repairs come with a written price before work starts.
