How we handle itImpact Shingles & New Roofs
Cabot tripled in size between 1990 and 2020, and the roofs from that boom are coming due. When they do, a lot of Cabot homeowners ask whether impact-resistant shingles are worth it.
We replace and repair roofs across Cabot, including the golf course neighborhoods on the north end, the southeast side near Rolling Hills and the older blocks around downtown. Many Cabot homes from the 1990s and 2000s need new roofs now. Standard replacements usually run about $9,900 to $16,300, and impact-resistant shingles add roughly $1,350 to $3,150. Cabot is about 30 minutes from our office.

Cabot had about 8,300 people in 1990, 15,300 in 2000 and more than 26,500 in 2020. Growth started earlier with Little Rock Air Force Base nearby, but most of the city's homes were built in the last 35 years. Neighborhoods spread out north around the country club there and southeast toward Rolling Hills Country Club.
Roofs from the 1990s and early 2000s are now 20 to 30 years old. Many were 3-tab or entry-level architectural shingles, and they are showing their age with granule loss, curling and leaks around vents. A lot of Cabot homeowners are deciding on a new roof now, and the shingle choice matters.
Builders in that boom favored hip and gable combinations with several valleys, and attic ventilation was often an afterthought. We frequently find attics with too few intake vents, which ages shingles early on the sun side. A new roof is the best time to fix that.
Cabot sees spring hail most years, and newer neighborhoods with young trees leave roofs fully exposed. Impact-resistant shingles have a reinforced back and a tougher mat, so they resist bruising and cracking from hail better than standard architectural shingles.
They cost more up front, roughly $1,350 to $3,150 extra on a typical Cabot home. Some insurers offer premium discounts for them, and they can reduce how often you face a hail claim. Call your insurance agent to ask what discount applies, then we will price both options side by side so you can compare.
On March 29, 1976, a tornado struck downtown Cabot, killed five people and destroyed several buildings. The city rebuilt around City Plaza, with a new city hall, library and police station, and Arkansas Highway 89 was rerouted around it.
Older homes around downtown are a mix of postwar houses and buildings rebuilt after 1976. Many carry multiple shingle layers, and some have low-slope porch and carport sections that pond water. On those homes, a tear off to the deck usually turns up some soft decking, which we price per sheet in writing before the job starts.
The golf course neighborhoods in north Cabot have a lot of larger homes with steeper roofs, more dormers and more complex shapes. Those take longer to replace and need more flashing work, but they also benefit most from upgraded shingles and better ventilation.
The March 31, 2023 EF3 tornado that crossed Little Rock, North Little Rock and Jacksonville weakened on the southeast side of Cabot. Homes there took wind damage, and many roofs were repaired or replaced afterward. Spring hail and straight-line winds keep us busy every year after that.
We repair lifted and missing shingles, replace damaged ridge caps and flashing, fix dented gutters and tarp any roof with open decking. If a claim is involved, we photograph the damage and can meet your adjuster on the roof.
Gutters are often part of storm repair in Cabot. Hail dents gutters and wind pulls hangers loose, and many homes from the 1990s still have the original runs. We repair or replace them on the same visit as the roof, so you are not waiting on a second trade.
Call (501) 387-1152 any hour. We answer 24/7 and can usually inspect a Cabot roof within a day or two, sooner for active leaks. Tell us roughly when the roof went on, if you know, since that shapes what we look for first.
You get photos, a written price before work starts and a full cleanup with a magnet sweep for nails when the crew finishes. That last step matters on Cabot's big lawns and long driveways.
