Historic homes near downtown

Hot Springs sits at the southeastern edge of the Ouachita Mountains, and its older neighborhoods climb the hills around downtown. The Quapaw-Prospect Historic District, northwest of downtown along Quapaw and Prospect avenues, holds about 233 structures built from around 1890 to 1950, mostly Colonial Revival and Craftsman, with a notable group of Queen Anne houses.

The Whittington Park Historic District, another residential area northwest of downtown, has Craftsman and Queen Anne homes too. Roofs on these houses are steep, cut up by dormers, turrets and porches and often built over plank decking. Flashing is the weak point, and that is where most of their leaks start.

Newer neighborhoods on the edges of town have simpler roofs, mostly architectural shingles from the 1980s onward. Those homes still deal with the same heavy tree cover as the historic districts, just on easier roof shapes.

  • Step flashing rusted through along dormers and walls
  • Chimney flashing caulked instead of cut into the mortar
  • Valleys where three or four roof planes meet
  • Porch roofs tied into the main roof at a low angle

Why gutter guards pay off in Hot Springs

Tall pines and oaks cover much of Hot Springs, and they drop needles, leaves and seed pods all year. Gutters fill fast, overflow during heavy rain and soak the fascia and soffit. On hillside homes, cleaning gutters by ladder is risky and often has to be done several times a year.

Gutter guards keep most of that debris out so water can flow. We install guards that suit the tree type, since pine needles and oak leaves call for different screens, and we fix or replace sagging gutter runs first so the guards sit on solid hardware.

Lake Hamilton homes

Lake Hamilton, a reservoir on the Ouachita River south of the city, is lined with homes, condos and cabins, many in the 71913 ZIP. Lake homes often have a main roof with a lower roof over a porch or deck facing the water, and the joint between them is a common leak point.

Shade, humidity and lake moisture grow algae and moss on north-facing slopes and keep decking damp. We clean roofs gently, clear valleys, replace soft decking and talk with owners about metal roofing when a shingle roof keeps losing the fight with the trees.

Many lake homes are part-time or vacation homes, and owners may not see a leak for weeks. We send photos of what we find and the finished repair, so an owner who lives elsewhere can approve the work and see the result without driving over.

Limb damage and storm repair

Storms in Hot Springs often mean limbs on the roof more than missing shingles. A falling branch can crack shingles, punch through decking or tear off gutters, and the water that follows does the real damage. Spring storms from about March to June add wind and hail, and winter ice can bring down limbs too.

When a limb comes down, we tarp the opening to stop water, remove the debris, then replace the damaged decking, underlayment and shingles. We photograph each step, which helps if you file a claim, and we can meet your adjuster to point out the damage.

Trimming limbs back from the roof is the best prevention. We do not do tree work ourselves, but we point out which limbs pose the biggest risk so you can have them cut before the next storm season.

Calling us from Hot Springs

Call (501) 387-1152 any hour. We answer 24/7 and group Hot Springs jobs so a crew can cover several homes in one trip. For limbs through the roof or active leaks, tell us right away and we will get a tarp on as soon as possible.

Every job comes with photos of the problem and a written price before work starts. The crew cleans up and runs a magnet sweep for nails, which matters on hillside lots covered with pine straw.

Roofing questions from Hot Springs

Can you repair steep historic roofs in Hot Springs' Quapaw-Prospect district?

Yes. Homes in Hot Springs' Quapaw-Prospect and Whittington Park districts often have steep pitches, dormers, turrets and plank decking. We rebuild step and counterflashing, repair valleys and match shingle profiles that suit the house. Being listed on the National Register does not usually restrict private owners, but if local rules apply to your property, check before changing materials.

Which gutter guards work best for Hot Springs pine needles?

Pine needles slip through coarse screens, so Hot Springs homes under pines usually need a fine micro-mesh guard. Homes under oaks and hardwoods can often use a sturdier perforated guard. We look at the trees over your roof, fix any sagging gutter runs first and then install the guard that fits your debris.

Do you work on Lake Hamilton homes in Hot Springs?

Yes. We repair and replace roofs on homes, condos and cabins around Lake Hamilton, many in the 71913 ZIP. Lake homes often leak where a lower porch or deck roof meets the main roof, and shaded slopes grow algae and moss. We fix the joints, clean the roof and replace soft decking as needed.

What should I do when a limb falls on my Hot Springs roof?

Stay out of rooms where the ceiling is sagging and put buckets under drips. Do not climb on the roof. Call (501) 387-1152 any hour and we will send a crew to tarp the opening and remove the limb. Once it is dry, we replace damaged decking, underlayment and shingles and photograph each step.
